How We Work
A clear process, explained in plain language.
You should never have to guess what happens next. Here's the path every IKON project follows, and what you can expect from us at each step.
The IKON Process
Five steps from idea to finished home.
Some clients join us at step one, others come in mid-build. Either way, we pick up the process from where you are.
Discovery
We start by understanding your goals.
A relaxed conversation about what you want to build, what you can invest, where you are in the process and what worries you most. No jargon, no pressure.
- Goals, timeline and budget conversation
- Review of anything you already have
- Honest assessment of what's realistic
- A recommended path forward
Planning
We build the right team around your project.
We define the project properly, set a working budget and help you select the architect, engineers and builder who fit what you're actually building.
- Project definition and priorities
- Working budget and contingency
- Architect and consultant selection
- Builder shortlisting and bid leveling
Preparation
Design, engineering, budgeting and permitting get coordinated.
This is where most of the value is created. Drawings get coordinated, costs get tested against reality and permits get submitted complete the first time.
- Design milestones with budget checks
- Engineering coordination
- Due diligence and site investigation
- Permit submittal and tracking
Construction
We keep your project moving and keep you informed.
Site visits, weekly reports, budget tracking and quick answers. You stay in control of decisions without having to chase anyone for information.
- Weekly progress reports with photos
- Site walks and quality checks
- Change order review and recommendations
- Budget and schedule updates
Completion
We guide the project through the finish line.
Punch list, final inspections, closeout documents and a walkthrough of your finished home — plus a follow-up before your first-year warranty runs out.
- Punch list and final corrections
- Final inspections and certificate of occupancy
- Warranty and document handover
- Owner orientation and follow-up visit
How We Phase a Project
Three phases: permitting, construction, closeout.
We break every project into three phases so scope, fees and expectations are clear at each stage — and so you always know which phase you're in.

Phase 1
Permitting
Plans, engineering, site investigation, budget and bid review, contracts and everything required to get an approved permit in hand. Nothing goes vertical until this is clean.
- Plan and engineering coordination
- Site, zoning and utility review
- Bid leveling and contract review
- Permit submittal and follow-through

Phase 2
Construction
Boots on the ground. We manage the schedule, inspect the work, track allowances and change orders, and send you weekly photos and updates from your site.
- Weekly site visits and reporting
- Schedule and milestone tracking
- Change order and draw review
- Inspection and quality checks

Phase 3
Closeout
Punch list, warranties, final inspections, certificate of occupancy and the full project record handed to you — so the finish is as organized as the start.
- Punch list to completion
- Final inspections and CO
- Warranty and lien releases
- Complete project documentation
